Back in June, a woman came into my very sweet listing, a 2-bedroom, 2-bath condo with an exclusive deck and garden. Perfectly located at 1879 Green Street in Pacific Heights on the border of Cow Hollow, it was the lower flat of an Edwardian 2-unit building that had tons of curb appeal.
The first person to see the condo at my initial open house, she walked in and seemed to “fall in love,” came back two additional times, but she decided it wasn’t for her and didn’t move forward. It stayed on the market for over two months, primarily because of the parking situation; any buyer would need a small enough car that could fit side by side in the garage with the neighbor’s large car. Also, it came on the market after interest rates started to climb.
A couple of months later, after seeing what else was on the market in her price range, she surprised the sellers and me and made an all cash offer for $1,660,000, slightly under the reduced asking price, with a 7 day close.
