Virtual staging is becoming a more attractive option for sellers these days. Some are selling properties that they purchased back in 2015 and beyond that are selling for less than what they bought them for back then. My sweet loft at 175 Bluxome, Unit 327, is an example of just this type of property. My seller bought it for $925,000 in 2015 and now it is on the market for $829,000, almost $100,000 less than what she paid for it 8 years ago! While she wanted her loft to show attractively, she didn’t want to spend the $6000 -$8000 to stage it. Instead, she asked if we could virtually stage it.
I use the photographer from Open Homes Photography and tried out their virtual staging option. As pictured, they create an attractive furnished space that shows up as “staged” on the web. When people come to see it, the loft is unfurnished but this particular unit looks fine without furniture in person but wouldn’t come across as well as an empty loft online. I think virtual staging is an option for sellers who either can’t afford to stage or feel they don’t want to spend money preparing because of how much they have lost already.
