I am excited to be bringing a view property on the market in this engaging neighborhood. Things have really changed in Potrero since I moved to San Francisco in 1987 (gulp)! Then, Potrero had little to offer in the way of restaurants and shops. It was a pretty sleepy neighborhood. I recall a spot where you could get a take–out chicken dinner and bring it to Blooms Saloon nextdoor, to eat it. What a difference 30 years makes! 🙂 Now, you can dine at Chez Maman or you can have a drink and play pool at Blooms. I recently walked by the café at Plow and there was a long wait to get in and the outdoor tables were teeming with people having brunch. While some neighborhoods are predicted to experience a drop in price according to Zillow data, Potrero Hill is not mentioned as one of them. In fact, an adjacent neighborhood, Bernal Heights, is predicted to see an increase of 1.3%. http://tinyurl.com/l7htygk
The property I am bringing on the market is a Victorian two-unit view property at the top of the hill on Carolina Street. One is a spacious two-level home-like 3+ bedroom, 1.5 bath unit that is approximately 2662 square feet, with a rear view deck. The other is a two bedroom, 1 bath unit approximately 850 square feet, also with a rear deck. (No permits appear on the 3R permit report for the construction of this second unit. Buyers are encouraged to investigate.) Both units are tenant-occupied. The property has great development potential and a good upside in rents. There is also garage space for two cars. It is zoned RH-3 per county records, which means residential for up to three families. There are a number of options for a savvy buyer.
It is located at 898 Carolina Street and will be open this Sunday from 3:30 – 5. It is listed at $1,595,000. For more information, go to http://898CarolinaStreet.com
