What Can You Buy in SF Between $1M and $1.2M?

My client is looking for a two bedroom condo for up to $1.2M. Unfortunately, that could be a bit of a challenge in San Francisco, depending on which neighborhood you are looking in. Anyone reading this who lives outside of California is probably a little shocked because that amount of money could buy a very nice home with land in most parts of the country. But not here.

On Broker’s Tour this week, I looked at 4 properties in that price range. They were all different styles and had different attributes. Sadly for my client, since there is so little on the market and high buyer demand, most of these will likely sell over her limit of $1.2M in competitive bid situations.

First, I saw a well-located top floor Edwardian condo in Noe Valley at 148 Duncan. It has a nicely renovated kitchen and a living room with 1920’s period detail and an original brick fireplace. There are two nice sized bedrooms in the back with a private deck overlooking the shared garden. The price is $1,195,000. The photo above is of this condo’s living room. The listing agent told me that after the weekend opens and the first Broker’s Tour, she has already given out 8 disclosure packages. Better run, not walk, to this one!

An Edwardian 3 bedroom, 1 bath condo at 1056 Cole Street in Cole Valley listed for $1,095,000 had a living room and adjacent dining room which led to an updated kitchen. The appliances left something to be desired; otherwise, the remodel was attractive and showed off the beautiful dark hardwood floors which were also throughout the condo. The third bedroom was nursery or office size. The bath was nicely remodeled with a claw-foot tub.

Next, a nicely renovated top floor two bedroom, one bath view condo in Glen Park at 279 Laidley showed very well with the sunny weather – almost balmy at 72 degrees. The high-end kitchen renovation included picture windows with expansive views of the Bay. While the parking is in the garage, it is tandem, with the other owner in the lower unit blocking the garage with his car. This is listed for $1,150,000.

A spacious top floor two bedroom, 1.5 bath townhome at 350 Church, Unit K, in Eureka Valley is listed for $1,179,000. This townhome was built in 1981 and has been nicely renovated inside. It has two large bedrooms, one a Master Suite, and a large living and dining room off of the kitchen with a deck. It is located on busy Church Street at 16th so this townhome is really for someone who enjoys being in the middle of it all.
